GENERAL TERMS AND CONDITIONS ROOM TO RENT

ARTICLE 1 | DEFINITIONS

• Room to Rent: Room to Rent, a sole proprietorship, registered in the Trade Register under Chamber of Commerce number 61607045, based in Voorburg, the Netherlands.
• Customer: The natural or legal person with whom Room to Rent has entered into an agreement or intends to enter into an agreement.
• Agreement: Any agreement between Room to Rent and a customer in which Room to Rent commits to providing services/activities.
• Tenant: A natural person who, within the scope of Room to Rent's rental service, has entered into a rental agreement with the customer.
• Services/activities: The activities to be carried out by Room to Rent and/or the services to be provided based on the agreement, including rental mediation, administrative, financial, and/or technical management activities.
• In writing: Both traditional forms of written communication and email.

ARTICLE 2 | GENERAL PROVISIONS

1. These terms and conditions apply to every offer from Room to Rent and every agreement concluded.
2. These terms and conditions also apply to agreements that require the involvement of third parties for Room to Rent's execution.
3. The application of deviating terms and conditions from the customer is expressly excluded.
4. Deviations from the provisions in these terms must be recorded in writing.
5. The nullity or invalidity of one or more provisions of these terms does not affect the validity of the remaining provisions.

ARTICLE 3 | OFFER AND AGREEMENT

1. Every quotation or offer from Room to Rent is without obligation unless stated otherwise.
2. Room to Rent is not bound by apparent errors or defects in its quotations.
3. An agreement is established through a process of offer and acceptance.
4. If the customer enters into an agreement on behalf of another person, they confirm their authority to do so and are jointly and severally liable for the obligations under the agreement.

ARTICLE 4 | CUSTOMER’S OBLIGATIONS

1. The customer is required to inform Room to Rent of all facts that may affect the execution of the agreement.
2. The customer will provide all necessary information and documents for the execution of the agreement.

ARTICLE 5 | RENTAL MEDIATION SERVICES

1. Room to Rent undertakes the task of finding a tenant for the available rooms.
2. Room to Rent conducts a background check when approaching potential tenants.
3. The rental agreement between the customer and the tenant is always at the customer’s risk and expense.

ARTICLE 6 | TECHNICAL, ADMINISTRATIVE, AND FINANCIAL MANAGEMENT

1. Room to Rent is not required to fulfill obligations towards the tenant or customer that do not explicitly arise from the agreement.
2. Room to Rent will collect monthly rent and transfer it to the customer's designated bank account.

ARTICLE 7 | ADDITIONAL SERVICES

1. Additional costs for extra services will be borne by the customer.
2. Room to Rent may delay the execution of additional services until the customer agrees to the costs and conditions.

ARTICLE 8 | EXECUTION PERIOD AND COMPLAINTS

1. All execution periods are indicative.
2. Complaints must be submitted in writing within seven working days of discovery.

ARTICLE 9 | SUSPENSION AND TERMINATION

1. Room to Rent has the right to suspend or terminate the agreement if the customer fails to fulfill their obligations.

ARTICLE 10 | PRICES AND PAYMENTS

1. All prices are exclusive of VAT unless stated otherwise.
2. The customer pays a one-time fee for rental mediation services, depending on the duration of the rental agreement.
